Marketing is a necessary evil - like it or not. There are those that make
their livings, and even their fortunes, in marketing, and there are those
that find that they must use marketing, not for the love of it, but in order
to meet other goals. In terms of real estate investment, real estate can't
be sold without marketing.
Marketing is essentially the act or art of developing a strategy to sell
something, and putting that strategy into action. Marketing includes research,
the creation of ads, the placement of ads, and testing and analyzing the
results of advertising.
When a real estate investor makes it their business to find out current market
prices, to compare a property with similar properties, and other things of
this nature, they are actually already involved in the marketing process.
Real estate investors understand the importance of research because while
other stocks and investments may be bought and sold in minutes or days, real
estate investments take a great deal of time to buy and sell.
Just knowing the current market value before a property is purchased is
important, but that research cannot end there. It continues even during the
purchase, and after the purchase when the property is being prepared for
a resell, and while it is being marketed - simply because real estate prices
rise and fall all the time.
For instance, you may make a purchase, and then within a few weeks, realize
that you don't want to sell the property just yet, because it will not net
you a profit. Knowing market values also lets you know how much negotiating
you can do when dealing with buyers - and sellers. Negotiating, of course,
entails more than the purchase price. For instance, it must be determined
who will pay for repairs before the closing - and who will pay for the closing
costs. These factors are also determined by the local market, which requires
constant research, until the property is sold, and no longer under your control
in any way.
After research starts, and property is acquired, advertising starts. Obviously,
you want as many potential buyers as you can find - just one won't do. They
may not be able to get financing. They may back out of the deal - anything
can happen. You don't want one fish on the hook, you want several! Furthermore,
the more people who are interested in the property, the more money you can
get for the property.
The potential buyers are the ones that have already secured financing. They
aren't just looking - they are looking to buy. They've already had their
credit checked. They already have a mortgage lender in place, and they even
already know how much the mortgage lender is willing to finance for them.
A for sale sign in the yard is just one way to advertise - but it takes a
great deal more. You need to get the property listed with a multi listing
service (MLS), and you need to run an ad in the homes for sale classifieds
as well. You may even want to advertise in community sale papers that list
real estate for sale in the area.
Of course, just knowing where to advertise is only half the advertising battle.
You must also know how to write effective advertisements that will sell the
property - that will attract buyers. So, you either need some copywriting
skills, or you need someone that has such skills.
Make sure that you take advantage of the Internet as well in your advertising
endeavors. There are many real estate sites, including those that cater to
people who are selling property without the use of a real estate agent. There
are even online mortgage companies, title search companies, and more. Obviously,
you want to do research to find out which sites are best to advertise on,
in terms of traffic and responsiveness, because there will be fees associated
with that advertising.
Successful real estate investing means finding property that can be sold
in a short period of time, for a profit, and knowing how to market that property
for the best results. Research is the key to good decisions, and good marketing.
