Real Estate Investing on the Internet
The Internet has shaped our lives in so many different ways, opening up new
worlds - new frontiers - that we never before had access to. This is very
true in the world of property investments as well. There are an incredible
number of websites that are devoted to the buying and selling of real estate,
which has served to make real estate investment easier and less expensive.
In the past, finding properties to invest in wasn't easy, especially if you
had to look outside of your geographical area. The Internet has, of course,
changed that. Now, finding properties is very easy - as easy as clicking
your mouse button. Not only can you find real estate, you can find a great
deal of information about that real estate as well - all without ever leaving
your home.
In the past, you needed newspapers that were relevant to the geographic area
where the property was located, or you needed special real estate publications
that were hard to find, not to mention expensive. You also needed an agent
in the area where the real estate was located. You almost always ended up
taking one or more very expensive and long trips!
Again, those days are over. You can find hundreds of thousands of potential
real estate investment properties in one evening, sitting in front of your
computer and clicking your mouse. You can view pictures, videos, 360 degree
views of the interior and exterior of the property, the view around the property,
and more.
The Internet also makes it easy to get all of the documentation for the property
out of the way. Title searches, potential back taxes, ownership history,
and any legal considerations can all be done and found on the Internet. You
can even find past and current selling prices, and obtain past inspection
reports, and possibly records of any repairs that have been made. Thanks
to public record laws, you can find most of that information at no cost,
if you are willing to do the work yourself.
In fact, many real estate associated businesses now operate entirely on the
Internet, meaning that they have no traditional brick and mortar office.
Real estate agents, mortgage lenders, title services, and more have all taken
advantage of the Internet.
With the Internet, you are no longer restricted to real estate investments
in your own city, state, or even country! Foreign real estate markets are
also open with the use of the Internet. You can find a villa in France or
Italy, find a factory for sale in England, find a bed and breakfast for sale
in Vermont, and much more. You can find properties to purchase for your primary
residence or second home, or as an investment property that you will charge
rent on.
Just as the Internet has made buying real estate easy, it has also made selling
real estate easy. Is the real estate market in your area depressed? It isn't
everywhere in most cases, and you can easily use the Internet to sell your
property to someone that does not live in the area. You don't need an agent,
you can pay a one-time fee to a site that displays property that is for sale
by owner, and make your sale that way. Many sites will also provide additional
services to help you make the sale.
While you may still want to see property first-hand, before making a purchase,
alot of the work can be done on the Internet, so that by the time that you
actually see the property, you already have a fairly clear idea of what you
are getting into. This saves you a great deal of time and money on travel,
because you can eliminate travel to properties that have already proven to
be unsuitable.
Eventually, you will be able to purchase and sell real estate over the Internet,
without ever leaving your home or office! That isn't possible just yet, because
papers must be signed and notarized, but with the use of digital signatures,
that day is coming.
