How to Advertise a Rental Property

There are numerous ways that real estate for sale is advertised offline. This includes newspaper advertising, putting a for sale sign on the property, or distributing flyers. With the advent of the Internet, you can now widely advertise both rental property and property for sale, reaching a global audience.

The cost of advertising has dropped dramatically - largely due to the Internet. Newspapers must now charge lower prices in order to compete with online resources. Sites such as Craig's List have become very popular, and many rely on these types of online resources before they bother to read the small print in the classified section of their local newspaper.

Furthermore, because they need to cut back on costs, you can even place your newspaper classified online. You can also call the information in as well. But many newspapers offer you ad enhancements, for free, when you use their online form to place your ad.

There are numerous ways that you can enhance your ad to make it stand out from others. For instance, you can add a photo of the property. Statistics show that properties that are listed with a photo sell before those that are not listed with a photo. You can also have bolded text, and include a thick border around the ad, to separate it from other ads. In a newspaper, you can have a black background color, with white text, or a white background color with black text.

While you have limited space for your classified ad, it is important to get as much detail about the property into that space. Many newspapers allow you to run a small three line ad for a specified period of time, for on flat fee. However, it may be worth it to you to run a longer ad, for the same period of time, at the daily rate.

Consider that at least one line of your ad will consist of contact information. Another line may be needed for the address of the property. With a three line ad, that only leaves one line for your description. If you want to get the lower priced, three line ad, however, use the first two lines for description, and the third line for a website URL, where you can set up a website, and put as much information, including pictures, of the property as you want.

These days, it's very easy to create a website. You can buy a domain name for under ten dollars, and set up webhosting for just a few dollars per month. With that done, all you need is your webpage, and you can use a WYSIWYG (What You See Is What You Get) editor to create that easily. You don't need vast technological experience to do this. Also make use of MapQuest, and put a link to the map for the property on the site as well.

If you are putting a photo of the property in the newspaper, you will need to use a good digital camera. You can then upload the photo to your computer, and use software such as Infran View or Microsoft Paint to turn it into the required black and white photo. Another trick is to use your three lines in the paper for description, and print the website address on the photo.

When you are selling a property, make sure you ask your prospect how they found the listing. For instance, did they find it in their local newspaper, or on Craig's List? This is important information, because it will help you determine which type of advertising is working best for you.
