Buying Your First Home
Before you decide to buy your first home, it is vital that you educate yourself
on the mortgage process. While mortgage lenders will always help you through
the process, if you don't understand it yourself, you won't have any way
of knowing whether or not you are getting the best deal. Furthermore, you
won't be able to acquire an even better deal.
There are numerous things to take into consideration before purchasing a
home:
1. Your financial situation: You need to know how much you have, how much
you can afford to pay each month, how much you can afford to pay, in total,
for a home, and you need to know what your credit rating is. You should be
checking your own credit each year.
2. The amount of time you have: Time is a commodity that we all have a very
limited supply of. You can't expect to find the home that fits your situation
in one day. It takes time, and you must have the time for the search.
3. The perfect real estate agent: You need an agent, especially if this is
your first home. Furthermore, you need an agent that you can trust. Ask for
recommendations from friends and family members.
4. Consider your needs and your desires: When you are researching homes,
it is important to understand what your needs and desires are, and to seek
out property that fills both. Note that not all desires will be filled, but
your needs must be filled.
5. Speak the language: Real estate has it's own language, and it's vital
that you speak, read, and understand that language. Visit your library or
use the Internet to get a list of the real estate terminology, and learn
it!
6. Write it down: You need to keep a running list of questions written down,
and add to that list as questions come up. You should also keep written
information on each property that you are interested in as well, with the
details of that property written down, including your specific likes and
dislikes concerning those properties.
7. The bargaining table: You must become a negotiator if you want to get
the best possible deal. This includes bargaining for the price of the property,
the commission that the agent will earn, and the closing costs.
8. Striking the Deal: Before you agree, make a final walk through of the
house. Make sure that you haven't missed anything, and that this is indeed
the house that you want.
